    The story of Lyne Acres started with a love story and sort of a “blind date”. Lucia, the daughter of Italian farmers and a native New Yorker, met and fell in love with Sid, an Englishman raised on a pig farm. They eloped to OZ and then celebrated their nuptials in the Catskills.

     

    We purchased Lyne Acres in 2003. This was the Greene family farm and we are lucky to have a descendent as a dear neighbor of ours. It is very important to us to be good stewards of the land and restore it in a way that does justice to its surroundings. We have made every effort to restore our beautiful cabin. The house was built from love, and the entire outdoor space was created by our family of landscape designers, horticulturists, and welders, to honor the beautiful landscape. It was created for our wedding and makes for a perfect backdrop for special event. We love sharing it with guests!

     

    The property is named after Lyne (pronounced 'line') Surrey, UK, the family farm in England.

  • Stay: The Cabin

    NOTE *** we have added a portable air conditioner in the main part of house and one in the master bedroom*** The entire house is not air conditioned, however, we have ceiling and wall fans and the night temps are cool enough to open windows in the two rooms without air conditioners.

     

    Due to COVID 19, we have decided to switch to weekly or monthly rentals in the summer and fall of 2020. We also allow time in between guests to properly deep clean with products provided by the state and our tried and true methods. If you are coming from a hotspot you must have adhered to the quarantine rules of your region, this assures that our future guests and we are protected against the virus. Note, we provide enough toilet paper for your stay, no need to try to track it down.

    Update for people visiting in 2020. We have purchased the fastest WiFi package so you can easily work from the cabin. We also added a desk next to the router to work easily. We supply a coffee maker, French press, stove top espresso maker to get you through your zoom calls :) oh and local coffee and Harney & sons tea.

     

    Additional Bonuses: We have an arrangement with the local wine/liquor shop, ROXBURY WINE AND SPIRITS, to deliver to the house. So, when you arrive everything is there for your convenience. We also work with a concierge who delivers Baldor to the door.

    Our outdoor entertainment area boasts a beautiful wood fired pizza oven, gas griddle, charcoal bbq grill, fire pit, 16’ table, couch sets, loungers, Adirondack chairs and incredible Mountain View’s! We also have an event barn too!

     

    CABIN:


    Impeccably maintained three bedroom, two-bath cabin in the beautiful Denver Vega Valley of Roxbury. Want to have a family reunion without distractions , this is the home for you. Close to Wedding Venues, Ski Mountains and Hiking Trails. We are 4-7 miles to The Roxbury Barn and Estate, Inn at West Settlement, Stone Tavern Farm. Within 30 minutes of Bleinhem Hill Farm & Seven Ponds, Stone Wall Estate, Willow Drey Farm. We are 5 miles from Belleayre and Plattekill Ski Mountains and Closes Hiking Trail is BearPen Mountain.

    CABIN’S OUTDOOR ENTERTAINMENT SPACE:
    The blue stone patio on the back of the cabin has a charcoal grill, gas grill, a pizza oven, fire pit, a 16-foot wood table built by a local craftsman that seats up to 18 and two couch sets. The patio is enveloped by rock walls, perennial gardens, and bathed in café lights at night.

    The two-tiered wooden deck facing the stunning valley and mountain views is equipped with Adirondack chairs and sun loungers.

    Bathroom #1 Has a Stand-up shower.

    ON THE OTHER SIDE OF THE CABIN

    Tempur-Pedic king size bed, couch to lounge on, and only bedroom that has a TV and DVD. Sliding glass doors open to the back patio and front deck.

    Each room is large enough to add playpen(s). Additional guests can use the entertainment loft as there are two full-size pull out couches.

    Bathroom #2
    Next to Bedroom #3 has. Stand Up shower and trough tub.

    Beds equipped with high count organic sheets in the summer and L.L.Bean flannel sheets for the winter. The bathrooms have plush towels.

     

    CABIN LAYOUT:
    Open layout fully equipped kitchen, living room, and dining room. Separate loft has been designated as the entertainment room to watch TV (DIRECTV), access your Netflix, Hulu, Amazon Account, or grab a movie from the DVD collection.

    Has a fully equipped kitchen with an electric cook top, double oven, French Door Fridge and Freezer, dishwasher, microwave, blender, pressure cooker, electric handheld mixer, electric can opener, food processor, and toaster. Also includes sharp! knives, coffee maker (no filters needed), coffee percolator, French press, stovetop espresso maker, tea kettle, crock pot, waffle maker, Le Creuset pots, baking trays and molds and bread pans, and assorted pots, pans, dinnerware, flatware, and serving ware. We do also have a turkey pan and platters for the holidays, and BBQ tools.

    The dining room has a farmhouse table that seats 10. The dining hutch offers wine glasses, cordial glassware, beer mugs, martini shaker, etc.

     

    WHAT WE PROVIDE:
    We have made it easy for our guests, we provide a key code to the front door prior to your arrival, so no key exchange is necessary.

    Price includes: Firewood for the cabin and barn fire pit, Pizza Oven, and indoor fireplace. Towels, Sheets, Blankets, Toilet paper (yes we have toilet paper), Paper towels, Dish soap, Dishwasher soap, Washing Machine soap, Shampoo and Conditioner, Kitchen Garbage Bags, sugar and spices. We offer locally made hand/body soap. Amenities include: DIRECTV, smart tv with apps, DVD Player and Wi-Fi, Book and DVD Collection, Washer and Dryer (2). Two wooden high chairs (upon request), Two Graco playpens, Snow sleds, Board games, football, soccer, frisbees, Corn Hole game.

     

    WINTER:
    For the winter guests, advise of arrival time and we will remotely turn up the heat so you arrive to a warm home.

     

    SUMMER:

    Summer 2020 installed portable air conditioner in main open room that includes the living, dining and kitchen room.

    For our summer guests we do not have air conditioning, we do have ceiling fans and wall fans. Since the Catskills and the house is at a higher elevation, humidity tends to be low in the summer and it is about a 10 to 15-degree difference than NYC, the evenings tend to cool off even in the summer months so we recommend you bring a sweater for nights. Summer nights are usually in the low to upper 60s, very pleasant.
    **This is a pet friendly home therefore if you have dog allergies than unfortunately this is not the home for you. However, if you have a well-behaved, house-trained dog and want him/her to join you on your vacation then he/she is welcome. We are not prejudiced against any breed; we prefer dogs that do not display destructive behavior. Please let us know if you plan on bringing your dog, additional fee applies. Sadly, no cats allowed due to owner allergy.

  • Events: The Barn

    A Picture Perfect Event Space for Your Occasion

    Whether you are exchanging wedding vows, throwing a fabulous birthday party or hosting a reunion, our barn is the perfect event space for your occasion. With gorgeous views of the valley, the barn is surrounded by a beautiful stonewall, majestic spruces, river birches, perennials gardens, and a manicured lawn.

     

    Our barn is beautifully appointed with reclaimed wood, metal, and antique furniture. With a bar, a fully equipped kitchen, and three bathrooms, it is perfectly suited to host up to a max of 65 guests

     

    The barn is rented separately from the cabin. Depending on your needs, we'll create the perfect package for you, and are happy to recommend local vendors to help make your event unforgettable.

     

    An example of a wedding package is $6000 and includes the following:

    • 8 rustic wood and metal tables and 80 metal chairs, sweetheart table, DJ table, and cake table
    • 2 buffet tables (wood and metal too but slightly different design then the above mentioned tables).  
    • 11' Antique bar which remains under the patio overhang (this does not move)
    • Kitchen includes fridge, ice machine, gas range, dishwasher and ice machine. We have stand up beverage tubs and assorted smaller ones too that you may use. Caterer can easily pull up to staging area and unload.
    • We just added an outdoor pizza oven in the catering prep area
    • Bathrooms includes 1 handicap/mens stall and 2 female stalls
    • Wood ring for firepit and stools for fire pit
    • We set up tables and chair layout in the barn so you don't have to
    • Includes clean up of barn and garbage removal
    • Must obtain $1,000,000 Insurance, usually runs about $150 from Wedsafe.
    • Driveway can hold around 25 -30 cars. We do recommend car/van service as we are located in the mountains and most people are not familiar with driving without street lights. 
    • Music is allowed until 11pm (last call for bar 10:30), however, may use fire pit afterwards
    • You will have access day before to decorate, day of and day after to remove decorations, so you can also be present when vendors drop off and pick up. Im usually present for this as well as long as you coordinate with me.
    • The price does include a small rehearsal dinner and brunch at the cabin (up to 20 people) if you rent the cabin.
    • I will be present day of wedding as a point of contact if you need anything and coordinate vendor arrival and positioning.
    • You may choose where you would like to have your ceremony.  We do have a ceremony spot on the upper lawn under trees with alpines as the backdrop, if you would like to exchange vows there.  However, we've had a ceremony on lower lawn, on the deck and on the side of the cabin, too. 

    Happy to recommend vendors upon booking. I'm very hands on so if you need anything, I am happy to help and coordinate. We've had food trucks to NYC caterers cook out of our kitchen for sit down dinners to Buffet BBQs. If you want to speak to any of my couples I am happy to share that as well.

    • Take the New York State Thruway/ 87 to Exit 19. Stay right after the tollbooth onto 28 West toward Pine Hill/Roxbury. You will be on 28 West for about 34 miles.

    • Once you pass Belleayre Ski Mountain (entrance on the left), the next right, which is about a mile down the hill, turn right onto Main Street into the Town of Fleischmanns. Keep to the speed limit. You will drive through the town’s Main Street, pass a bridge, an old cemetery, and a stream, then turn right onto Big Red Kill. (These directions may differ from your GPS; I tend to prefer this road in the winter because of icy conditions on the other route.)
    • Go about 5 miles on Big Red Kill until you can't go any further (Denver Post office, a brown building, is on the left and a gray house is on the right). Turn right onto CR 36 (or locally known as Kelly Corners-Vega Road).
    • Take CR 36 for a few miles until you reach a 90-degree left bend. About a quarter of a mile up after this tight corner, drive straight onto Howard Greene Road instead of taking the right bend in the road.
    • We are the second driveway on the right. You will know you have arrived because the barn is at the entrance of the driveway.
